Renovations at any Zone 1 address involve tight schedules and careful cost management, but with no structural changes involved, work at 28 Cleveland Gardens could commence quickly. A stucco-fronted, three-bedroom property, this was a home with the potential to command premium rents, and our client was happy to enlist our help to achieve this. With a £350,000 budget and a 22-week delivery timetable, project manager Amar was also aware of the client’s intention to install underfloor heating and extensive soundproofing.
The team promptly devised strategies that would complement these major technological enhancements without slowing down the project or overrunning costs. Replacing the existing double-glazed windows with triple-glazing was an important first step, followed by the installation of a zonal control system and underfloor heating. This allowed the room climates to be fully customisable and independent from each other.
With the client’s two main requirements now in the process of being met, the team could focus on bringing the décor up to a standard that would attract only the most discerning of tenants. A bold redesign plan relocated the kitchen, installed a new staircase, and created an extra bedroom. Next came new bathrooms, a replacement herringbone wood floor, and a brand-new paint scheme. Because the underfloor heating made radiators unnecessary, there was now extra space for the team to use – which they did with their usual style and panache.
The reception featured an original fireplace, which provided a focal point for elegant, Art Deco-inspired stylings and bold statement walls. Large windows and high ceilings allowed the natural light to reflect on chandelier lighting, mirrors, and door frames. Light could now project into all corners of the house. Staying with the classic mid-20th Century theme, black and gold colours created a retro-modern look while remaining tastefully relevant.
Despite significant changes to the initial schedule, the project stayed well within budget. The client was then able to double the rent and would easily recoup the cost of the refurbishment. We are confident that 28 Cleveland Gardens is a success story that will encourage landlords who want to increase their portfolio’s profitability but are perhaps cautious about committing to a major refurbishment.
